A sale
A sale here is not a listing service. It is Avaka taking a property, or Avaka letting one go, with the title in the company name at one end of the deal.
The address, house or flat, empty or occupied, and whether you are the owner selling to us. If you are buying, say the area and the size you want, and we will say if we hold anything like that.
A photo of the front is useful. It does not replace the postcode.
Before a figure, we ask how many rooms, the kitchen, and anything that would change the price: a short lease, unfinished works, or someone still living there.
We do not need a styled brochure. A straight description is enough to decide whether to go on.
Interest is not an offer. The offer is the number we email. You can accept it, refuse it, or stop. Silence is not a yes. Solicitors are not instructed until that number is accepted.
If the building or the people in it change after the offer, write again before anyone is instructed.
Once the price is accepted, each side uses a solicitor. They handle the transfer. We confirm by email when we are ready to complete, and we expect the same from you.
Avaka does not itself draw up the transfer. The company’s part is the decision to buy or sell, and the price.

This site is not offering a room or a tenancy.
A request to borrow against a house, to manage a block for someone else, or to find a tenant. Those are different jobs. If the email is a purchase or a sale of a building, we can answer on that building.
